A state-of-the-art leisure centre designed to meet community needs with sustainable and innovative solutions.
The London Borough of Barnet commissioned this project to provide a modern leisure facility for the community. The centre includes two swimming pools (25m community pool and a learner pool), a fitness suite, changing facilities, a café, spectating areas, and a public library. The project aimed to enhance community health and well-being by offering comprehensive recreational amenities.
Design ID provided comprehensive civil engineering services, including internal and external drainage design, pavement and kerb layouts (including Cellweb construction to retain existing trees), SuDS design with bioretention, permeable paving, and attenuation. External levels design, swept path analysis, and earthworks cut and fill design were also part of the scope. Design ID led the design of a new entrance and large car park with SuDS features, pedestrian footways, and bus parking. Coordination with Statutory Undertakers for wastewater discharge and drainage outfall reuse was meticulously planned to ensure program and cost efficiencies.
Design ID was responsible for the structural design, preparation of contract documentation, and ensuring high-quality construction. The work included the use of longspan glulam timber beams for the pool area roof and a two-storey braced steel frame for the rest of the building. Additionally, Design ID prepared contract documentation, including Scope, Works Information, and Activity Schedules on NEC3 contracts, and held regular meetings with the PQS to develop detailed deliverable schedules and input into the activity schedule.
Key features of the project included the use of sustainable materials like glulam timber, modular design elements, and thorough documentation to avoid ambiguities. The new leisure centre provides extensive recreational facilities, promoting health and well-being within the community.
The project faced several challenges, including the technical complexities of leisure centre design, strict dimensional and performance requirements, and budget and timeline constraints. To address these challenges, Design ID produced detailed and thorough S&C documentation to avoid ambiguities, conducted regular site inspections, and established quality benchmarks in line with ISO 9001 Quality Plans. Bespoke specifications for materials and workmanship were also developed to ensure high standards.
Efficiency measures included modularisation and standardisation to streamline construction, along with regular site inspections and follow-up to ensure design compliance and quality.
The project was completed within the planned timeline, with notable milestones achieved through efficient modular construction methods. The new leisure centre provides extensive recreational facilities, contributing to the community's health and well-being. The project supports broader sustainability goals through the use of innovative materials and efficient construction practices.
